GUARANTEED RENTAL INCOME
We will sign a lease tenancy agreement with you, initially for six months, but then for as long as you care to leave the property under our management and once the first tenancy we will then guarantee your monthly rent.
PROPERTY BOND
We do not pay deposits for properties, as we have found that they complicate the issue and in most cases do not cover repairs required. As a result of this, subject to wear and tear we will at the end of our tenancy with you guarantee to return your property in the condition we received it. We are sure this holds more value to you the landlord than having the legal right to retain one months deposit and then pursue the tenant through the courts for any additional loss. We will carry out a detailed initial inspection and provide a photographic inventory within our initial set up fee, this will form the basis of our bond.
FREE EPCs
Regulation now require each rental property to have an Energy Performance Certificate, as part of our service we will provide your initial and renewal EPCs FREE of charge.
ONLINE ACCESS TO YOUR NOTES
To ensure you are fully up to date, we provide you with a password to access your file notes, here you can see all the information we hold in relation to the day to day management of your property.
MONTHLY INSPECTIONS
We guarantee to inspect your property monthly and to update your notes with the full inspection report.
SO WHATS THE CATCH?
Its not a secret, we charge more as a percentage than High Street letting agents! What you do you get however is a guaranteed rent each and every month, whether the tenant pays or not, whether the property is empty or not. Lets look at how that averages out over a 5 year period.
